How do I obtain an assessment letter for my mortgage closing?

When you sell or refinance your home, the title search will require a letter from the Cherry Hills Homeowners Association stating that you are current with your dues. Effective immediately, the association will require a written request five days in advance. We cannot respond to same-day requests. Requests may take up to five days to process, so please give plenty of advance notice.

In your request, please include your name, lot number, street address and, in the case of a home sale, the name(s) of the new owners. This request should be made via e-mail at treasurer@cherryhillsassoc.com, or mailed at Cherry Hills Treasurer, 2803 Cherry Creek Road, Champaign, IL 61822.

Please note: The Cherry Hills Homeowners Association is not affiliated with the separate lake associations, and cannot provide assessment letters for the lake associations. Please contact the appropriate lake association officer for these requests.

What do I have to do before making major additions or modifications to my Cherry Hills property?

Before doing any building, you must submit building plans to the Architectural Review Committee. This includes, but is not limited to, home additions, fences, extensive landscaping, outbuildings (e.g. storage sheds, pool houses), or swimming pools. For more information, see Architecture Review.

What are restrictive covenants?

All residents of the Cherry Hills subdivision must abide by the restrictive covenants set forth for each phase. The Board of Directors' responsibility for this subdivision is to enforce these and does so in the event a violation occurs. Cherry Hills property owners have the right to seek enforcement of the covenants. Violations can be reported in writing to any Board Member. Please include your name, address and phone number, the name and address of the alleged violator, and a description of the violation. This information will be held in strict confidence with the Board until a determination can be made if action is necessary.
